We have analyzed office sales data from the Saint Petersburg market for 2015. Over 20 sales were reviewed and summarized. These sales were of office properties in the 5,000 SF to 15,000 SF size range. The number of transactions throughout the year stayed consistent at 6 transactions per quarter, except for Quarter 2 having 4 total transactions. Average price per square foot showed a positive trend throughout the year. Total transaction volume for the year for this size segment of the office market totaled over $16 Million and the average price per square foot for all transactions for 2015 was $101.84/SF with an average building size of 8,255 SF. On a quarterly basis the price per square foot analysis is as follows:


· 1st Quarter 2015 – 6 Office Sales: Average Price per SF = $65.97

· 2nd Quarter 2015 – 4 Office Sales: Average Price per SF = $91.68

· 3rd Quarter 2015 – 6 Office Sales: Average Price per SF = $112.55

· 4th Quarter 2015 – 6 Office Sales: Average Price per SF = $142.04

· Full Year 2015 – 22 Office Sales: Average Price per SF = $101.84


Saint Petersburg, FL – 2016 Office Transaction Summary (5,000 SF to 15,000 SF)

We have analyzed office sales data from the Saint Petersburg market for 2016. Just under 15 sales were reviewed and summarized. These sales were of office properties in the 5,000 SF to 15,000 SF size range. Transactions of offices in this size segment were well dispersed throughout the year with 4 office sales in the 1st Quarter, 3 office sales in the 2nd Quarter, 2 office sales in the 3rd Quarter and 5 sales in the 4th Quarter. Average price per square foot rose steadily throughout the first half of the year, falling slightly in the 3rd quarter and falling to the year’s lowest average price per square foot in the 4th quarter. Total transaction volume for this office market segment totaled over $11 Million for 2016 and the average price per square foot for all transactions for 2016 was $116.84/SF with an average building size of 7,884 SF. On a quarterly basis the price per square foot analysis is as follows:


· 1st Quarter 2016 – 4 Office Sales: Average Price per SF = $114.30

· Full Year 2016 – 14 Office Sales: Average Price per SF = $116.84

Dollar Volume of Transactions – 32% decrease in the total $ volume for transactions from 2015 to 2016
